Viewing a rental property 

Once you have found a rental property you would like to view, please contact us via email or by phone to arrange an inspection. If you see an open house time advertised on the web, please make yourself available to view the property at the assigned time. If you are unable to make the open house time, we will try out best to arrange a private inspection for you. 

Application Process

Once you have inspected a property and you find it suits your needs, we will require you to fill out an application form. 
Applications will be available at the open for inspection or you can complete the application online and attach your documentation. We do require one application for each adult that is going to be living in the property. Please have all the important documents and references ready. This will give you the best chance of securing the property. 
Once your application has been processed, we will contact you to advise of the owners decision. 
If you are successful, you will be required to pay a holding deposit of 1 weeks rent to secure the property. 

Signing the Residential Tenancy Agreement 

An appointment will be arranged with the property manager for the date of the lease commencement for all people on the lease to sign the Residential Tenancy Agreement, collect the entry condition report and receive the keys for the property.  During the property handover appointment you will also be required to pay the second weeks rent and four weeks bond.

Entry Condition Report 

During the property handover appointment you will be provided the entry condition report. This detailed inspection report will outline the condition of the property at the commencement of your tenancy agreement. Our office will also provide photos of the property to further outline the condition. 
You will be required to complete the entry condition report comparing your Property Managers comments to your view of the property. This will need to be returned to the office within 7 days of your lease commencing.

Finally, we want you to be happy in your new home. You will have a dedicated property manager as your point of contact to answer any questions or facilitate and work through any matters that may arise; after all, that's what we are here for!
